Vacant apartments in Skövde: how to get a contract

Vacant apartments in Skövde are mainly found at the municipal housing company Skövdebostäder, which has just over 5,300 apartments in the town. You need to be in their housing queue to get a contract, and most vacant apartments in Skövde go to the person with the most queue points among those who accept. The queue is free, so the most important thing you can do today is sign up.

How the housing queue for vacant apartments in Skövde works

You join the queue via Mina sidor on Skövdebostäder's website. It costs nothing and you can register from the year you turn 15, but you can only sign a contract once you are 18.

  • Queue points: you get 1 point per day. After one year you have 365 points.
  • Publication: vacant apartments are listed for at least 8 days. If you check the list once a week, you miss nothing.
  • Offer: usually five people are offered a viewing. The person with the most points who accepts within a week gets the contract.
  • Activity requirement: you must update your application at least once every 12 months, or you drop out of the queue.
  • Points are reset when you sign a contract, even if you move within Skövdebostäder. New points start accruing straight away without a new application.

If you already rent from Skövdebostäder and want to move, you stand in the same queue as everyone else. You can book a new apartment at the earliest six months after your latest contract started.

Bostad direkt – when you have few queue points

If you have a short queue time or need to move quickly, Bostad direkt is worth watching. These are apartments available almost immediately, and the first person to register interest may sign the contract, regardless of queue time. You still have to meet the basic requirements.

Things to know:

  • The apartments are marked with a pink banner in the list.
  • Move-in is close in time, from immediately up to about two months, and the date cannot be negotiated.
  • A viewing is not always possible. Sometimes you get photos instead.
  • Currently you keep your queue points when you take a Bostad direkt apartment.
  • Register interest in one Bostad direkt apartment at a time.

Set up an alert so you don't miss anything

On Mina sidor you can set up an alert under your application. You choose areas, number of rooms and maximum rent, and then get an email when something matching appears.

A practical tip from Skövdebostäder: the maximum rent is a hard limit. If you set 8,000 SEK, an apartment at 8,001 SEK will not show. Add a few hundred kronor of margin. The emails come from noreply@skovdebostader.se, so add the address as a trusted sender so they don't end up in spam.

Only apply for apartments you actually want. A three-room flat on the third floor without a lift won't help you if stairs are hard for you.

Requirements to rent

According to Skövdebostäder's letting rules, the basic requirements include:

  • You must be 18 or older.
  • You must not have debts or payment remarks. A credit check is made before you get an offer.
  • You must have an income sufficient to pay the rent. Salary, unemployment benefit, student finance, pension, housing allowance and income support are examples of accepted income.
  • If your income is not enough, a guarantor or bank guarantee may be an option.
  • You may need to provide good references from previous housing.

The letting rules are reviewed every year, so check the current rules before you apply.

Rents for vacant apartments in Skövde

The rent depends on size, location and standard. Some examples from Skövdebostäder's list of vacant apartments in October 2026: a 46 sqm one-room flat in Billingssluttningen for 4,936 SEK a month, a 61 sqm two-room flat on Lögegatan for 7,102 SEK and a 69 sqm three-room flat in Havstena for 7,383 SEK. Treat them as examples, not as current availability.

The residential areas range from central Skövde to areas close to nature such as Billingssluttningen, Havstena, Ekedal, Skoltuna and Östermalm. Many areas have apartments with lifts and wider doors, and there is dedicated sheltered housing for older people.

Students have their own queue

If you study at the University of Skövde there is a separate queue for student apartments. Skövdebostäder has almost 900 student apartments, most of them close to the university. Vacant student apartments are published from Friday to Monday, and you see the full selection when you log in to Mina sidor.

Your rights as a tenant

Once you have a first-hand contract you are covered by the Tenancy Act, found in Chapter 12 of the Land Code (jordabalken). It governs notice periods, security of tenure and what applies if you want to sublet, among other things. At Skövdebostäder the notice period is three full months.

If you want to sublet your apartment you need an acceptable reason and permission. Unauthorised subletting at Skövdebostäder can lead to a two-year block from the queue. If you have questions about your rent or contract, Hyresgästföreningen can help.

Short checklist

  1. Join Skövdebostäder's housing queue today; it is free and points count from day one.
  2. Update your application at least once a year.
  3. Set up an alert with some margin on the maximum rent.
  4. Watch Bostad direkt if you need to move quickly.
  5. Have proof of income and references ready before you get an offer.

With the queue running and an alert in place, you have done what you can to find vacant apartments in Skövde.
